If you are a buyer you may not have noticed it, but the inventory has increased ever so slightly. These few extra homes are getting bought up very rapidly, but still there are more homes that actually get listed for sale. Prices continue to increase slightly, but not at the rapid pace they have been over the past six months. Buyers still need to act quickly and be ready to make themselves as attractive to the seller as possible.
Sellers need to exercise caution and not be tempted to ask too much for their home. Buyers are eager to buy your home and will pay top dollar in most cases, but are not eager to overpay. Your home may sit idle on the market for many weeks if it is overpriced, and buyers and agents will wonder what the deal is in this extreme seller’s market. A seller can do themselves more harm than good in that case.
