It would be great to walk into the first home you view and it meet all your criteria, including price, and then get your offer accepted on it. But it usually does not work that way. It would be wise to view several homes to get an idea of value before settling on a home and writing an offer. That way you can judge for yourself if the remodeled kitchen or view is worth the extra price the seller is asking. You can look at all the comparables on paper and get all the online estimates you like, but these are not as true as actually viewing the homes and making live comparisons. So do shop around or at the least view several comparable homes the same day to educate yourself on current value.
