I took a look at all the active listings in all of Mission Viejo, and I see there is a total of 108 homes and condos for sale. Out of these, only five are short sales. Only five! I remember just a couple years ago that just about every new listing under $400,000 and a few over that price were short sales. There has got to be over 100 active buyers looking for a home in Mission Viejo right now.
In Laguna Niguel, there are only 131 homes and condos currently active and for sale in the MLS. Out of these, only TWO are short sales. TWO!! That is amazing!
In Lake Forest, which encompasses Portola Hills and Foothill Ranch, there are only fifty active listings. Out of these, only three are short sales.
In Laguna Hills, the MLS shows only 35 active listings of homes and condos for sale. Of these, only two are short sales.
This is just a quick snapshot to spotlight how low inventory is and how the number of distressed properties for sale has shrunk in south Orange County. Back in 2008 and 2009, distressed properties made up about 30% of the active listing inventory.
