Inventory of Orange County Homes for Sale Still in Free Fall

Laguna Niguel HomeEven though I shouldn’t be, I am somewhat surprised that the inventory of homes for sale in all of Orange County is still in decline! Buyer activity has not declined, and sellers are still somewhat reluctant to sell. On top of that, all types of buyers are entering the market. First time buyers, move up buyers, folks who are relocating, buyers who are downsizing, investors, etc. It is most assuredly a sellers market.

I have compiled the data for all homes in all of Orange County over the past twelve months. Here are the charts:

For average price for sale vs. average price sold, click here. You can see that more expensive homes are being listed and sold, but more homes are being purchased closer to the lower end of the price range.

For months of inventory based on closed sales, click here. When you have less than three months of inventory, you have a seller’s market.  the graph shows under two months of inventory.
