The real estate market here in Orange County continues to improve. Hard to beleive, but pending sales are still on the rise, inventories are still declining and prices are rising! More types of buyers are coming into the market to take advantage of prices that are still low as well as the incredibly low interest rates. Purchasing power is high and competition for homes is also high!
The data I have compiled is for ALL Orange County homes, single family detached as well as condos and land. I have charted it from August 2011 through August 2012. The links are below.

The data speaks for itself. It is a great time to sell since inventory is quite low. As a buyer, you should consider taking advantage of this time before prices increase even more or before interest rates rise. If you need data specific to your city, let me know. 949.525.5905
