Sellers! Things to Consider When Pricing Your Home

If you are considering selling your home, one of the first things to consider is price.  In this market, the correct price in the beginning can make or break the sale.  A listing gets the most activity and the most interest within the first 2-3 weeks of coming on the market, and so you want to take advantage of this. This is when you make your first impression with the most buyers.

A home listed at market price will make the best impression whereas an over-priced listing will usually be dismissed and forgotten, even if the seller were to lower the price a few weeks later! You have missed your best opportunity to catch the eye of the most buyers at one time and therefore your best chance to get the best price for your home.

Naturally one takes into consideration what homes have already sold for in the neighborhood, but don’t forget about the competition. Other homes that are currently for sale can either help or hurt you.
