South OC Real Estate Market Activity – Big Increase in Pending Single Family Home Sales

The trend I saw from December 2010 to January 2011 continues into February. Substantial incerase in pending home sales – homes entering into escrow – have increased dramatically, and continue to do so. I have created graphs for various South Orange County cities and posted them to the web:

Ass you can see, city after city shows big percentage increases in month ver month pending home sales. Most are even showing a jump year over year. My belief is that pent-up buyer demand, an increase in interest rates and a feeling that we have hit a bottom of the market here in South OC has seriously motivated buyers.
