South OC Real Estate Market – What I Have Noticed

I have so many buyers and sellers that ask me “what is going on with the market?” I can only generalize and then note a few trends:

  • There are more equity sellers listing their homes
  • Sellers are really making an effort to make their homes show better
  • I am noticing more price reductions
  • Inventory has currently stabilized/plateaued
  • Interest rates are really low
  • Short sales are processing slightly faster
  • Buyers looking to purchase have some great choices in the over $700,00 price range
  • Equity sellers in the $400,000 and under range will generate more buyer interest
  • Spacious single level homes will also generate more buyer interest

But if someone asks me what is ahead for the South Orange County real estate market, I hesitate to answer, especially for the short term. But what we usually experience this time of year is a slight slowing of buyer and seller activity. Then beginning in January, we almost always see a jump in activity that continues until late Spring. I don’t expect significant propertyvalue changes in the next 6 months.
