If you have listed your home and have a room built out as an office, you may want to convert it and stage it as a bedroom. Even if you tell potential buyers you will convert it before escrow closes, a buyer will see this as work and will discount the home. But if the work is done, you will appeal to more buyers and may get a higher price. True, there will be some folks who WANT the office, but most want the bedroom. The idea is to increase the buyer pool and thereby increase your chances of selling sooner and at a higher price.
